FAQs
New roof installation FAQs for Central Scotland
Common questions about cost, timescales, planning permission and materials for new roofs in Stirling and the surrounding area. If yours is not answered here, we can cover it during a free, no-obligation inspection.
How much does a new roof cost in Central Scotland?
A new roof typically costs from £5,000 to £20,000 or more, depending on the size of the roof, its pitch, the materials, the detailing and access. A full natural slate re-roof on an average detached home usually costs more than a tile or flat roof. We provide a detailed, itemised written quotation after a free inspection.
How long does a new roof installation take?
A standard full roof replacement typically takes 3 to 10 working days. A straightforward terraced property may take 3 to 4 days, while a larger detached home with complex detailing or leadwork may take 7 to 10 days. The roof is kept watertight and secure at the end of each working day.
Do I need planning permission to replace my roof in Scotland?
Usually not. Replacing a roof with equivalent materials on a standard residential property is generally permitted development. Listed buildings, properties in conservation areas and significant changes in roofing material may need council consent. We flag any consent requirements at the initial inspection, before work is scheduled.
What is the best roofing material for Scotland’s climate?
Natural slate is generally considered the most suitable. It copes well with wind, rain, frost and freeze-thaw cycles, and when correctly installed and maintained it can last 80 to 100 years or more. Clay and concrete tiles are also widely used and perform well when properly specified and installed. Our recommendation depends on your property, its exposure and your budget.
How do I know if I need a full roof replacement rather than repairs?
A full replacement is usually appropriate when the roof is over 50 years old with widespread deterioration, when slates or tiles are failing in several areas, when the structure is damaged, or when previous patch repairs no longer work. A professional inspection is the only reliable way to decide. If a repair is enough, see our roof repairs service.
What warranty do you provide on new roof installations?
We provide a written 10, 15 or 20-year workmanship warranty on qualifying re-roofing projects. The length of the warranty depends on the quality of materials selected fror the jobs. We will discuss and explain this beforehand. Manufacturer warranties are passed on where applicable. All terms are agreed in writing before work begins.
What does it mean to be a Master Roofer?
A Master Roofer is an accredited member of the Association of Master Roofers, a recognised UK trade body. Membership requires a commitment to industry standards, correct practice and professional conduct. H Roofing Solutions is Stirling member of the Association of Master Roofers.
