H Roofing Solutions covers Dunblane from our base in Stirling, around six miles south. We are Accredited Master Roofers specialising in natural slate, traditional leadwork and heritage roofing — which is the work Dunblane property mostly needs
Clear quotations and professionally planned installations.
Parts of Dunblane, including the area around the Cathedral and the older streets, sit within a conservation area, and there is listed property throughout the town.
Where a property is protected, the roof covering and the detailing can both be controlled — substituting a synthetic slate for natural, or altering ridge or verge detailing, may require consent. We will tell you at inspection what we believe the position is and specify accordingly, and we will tell you clearly where you need to confirm it with Stirling Council rather than guessing on your behalf.
Dunblane has an unusually high concentration of substantial Victorian and Edwardian villa property, much of it in generous grounds and much of it with the kind of roof that punishes shortcuts.
These are not simple roofs. Villas of this period commonly combine steep-pitched natural slate with bay windows, projecting gables, dormers, turrets, decorative ridge detailing and complex valley arrangements. Every junction is a potential point of failure, and there are a great many junctions.
Almost never in the middle of a slope. The slate on a well-built Victorian roof is frequently still serviceable after a century.
What fails is the detailing — lead valleys that have reached the end of their working life, chimney flashings that have lifted, dormer cheeks and abutments where the lead was undersized when it was installed, and ridge and hip detailing that has been patched rather than renewed.
Traditional leadwork is one of our accredited specialisms. Correctly formed lead, properly sized with the right allowance for thermal movement, lasts decades. Over-long sheets crack. Sealant over a failed flashing hides the leak while the timber beneath it rots.
Dunblane’s mature tree cover is part of what makes the town what it is, and it is also a roofing factor. Leaf debris blocks gutters and valleys, shaded slopes hold moisture and grow moss, and organic build-up in a lead valley will eventually hold water where it should be shedding it.
On this type of property, a maintenance inspection is worth considerably more than it costs. Most of the expensive failures we are called to began as a blocked valley.

On checking the in line reviews we decided to contact him with a view to obtaining a quote to repair our roof. Hamish attended promptly, giving a thorough inspection sending us pictures of the problems and a quote. Within 3 wks they came out over the weekend and carried out the work. Since then we have had numerous heavy showers with no leaking roof. Would recommend this companyPosted on Google Graham jTrustindex verifies that the original source of the review is Google. We’ve used H.Anderson roofing a couple of times now despite being in Aberdeenshire. Both times the work has been completed to a very high standard, within a really reasonable timeframe and at very good value for money. Have used Hamish to fix many problems on our very old roof! Hamish came recommended by a friend after having had very many negative and dubious experiences with other roofers. Absolutely professional, everything clearly explained and priced. He is the only roofer that has sent before and after photos and videos of the work needing to be done, as well as the final result. Would definitely recommend to anybody looking for a reliable professional.Posted on Google Martin STrustindex verifies that the original source of the review is Google. Hamish and the team did an outstanding job installing a complete slate re-roof for me. My roof is large, with three sides and two existing skylights, and the quality of their workmanship is exceptional. They left everything in immaculate condition, and I couldn't be happier with the result. It's clear they take great pride in their work, and their attention to detail really shows. I highly recommend them to anyone looking for a first-rate roofing service. A brilliant service from Hamish. The roof installed on our garage was not without its challenges, but the task was tackled and completed to a good standard. Great communication throughout the works. The price provided final with no unexpected extras and was competitive against other quotes I got. I would not hesitate in recommending H Roofing.
In most cases. Matching depends on the original slate type, size and colour and on what is currently available. Scottish slate quarries largely closed decades ago, so a genuine like-for-like match is not always possible — we will tell you honestly how close we can get and what the alternatives are before you commit.
Not necessarily. Well-built Victorian slate roofs frequently outlast their fixings and their leadwork. What usually needs renewal is the detailing rather than the covering, and a proper inspection is what establishes which you are dealing with.
It depends on the property and on what is proposed. Like-for-like repair in matching materials is treated differently from a change of covering or detailing. The formal position is a matter for Stirling Council — we will advise and tell you where to check.
Shade and retained moisture, which Dunblane’s tree cover provides plenty of. Moss itself is more a symptom than a cause, but it holds water against the slate and blocks valleys and gutters. Removal needs care on natural slate — aggressive cleaning does more harm than the moss.
Yes. On period property with complex roof geometry, periodic inspection of valleys, flashings and gutters is the single most cost-effective thing an owner can do. Most major failures start as something small and cheap.
