Post-War Estate Housing
Much of Grangemouth’s housing was built through the town’s industrial expansion — substantial estates, largely concrete tile, now at the age where the roof system rather than the tiles has reached the end of its life. Combined with the exposure, that means roofs here tend to need attention earlier than equivalent housing further inland.
Wind loading
Open estuary frontage with no shelter means sustained wind loading on roofs that would sit undisturbed inland. It shows up as slates and tiles lifting along verges and eaves, ridge sections working loose, and flashings being flexed repeatedly until they fail.

Salt in the air
Estuary air carries salt, and salt accelerates corrosion in nails, clips and metalwork. Nail fatigue — where the original fixings corrode until they no longer hold the slate — arrives sooner here than inland, and it is the most common underlying reason for a roof that keeps shedding slates no matter how many individual repairs are done.
Driving rain
Rain arriving close to horizontal finds gaps that vertical rain never would, and it gets under laps and behind detailing rather than running over them. Underlay and detailing matter more here as a result.
Storm Damage
Winter storms do real damage along this stretch and we get a lot of calls after them. If water is getting in, say so when you call — we can usually get a temporary covering on quickly to stop further damage and arrange the permanent repair once it is safe to work properly.

Why do my slates keep coming off?
On exposed estuary property it is usually nail fatigue — salt in the air corrodes the original fixings until they no longer hold, and once that process is underway across a roof, individual repairs only address the slates that have already gone. A proper inspection will tell you whether you are looking at isolated damage or a roof reaching the end of its fixings.
Does a roof here need different materials?
The principles are the same, but the specification matters more. Fixing patterns, underlay and detailing all need to account for sustained wind loading and salt-accelerated corrosion. We specify for the exposure rather than using a standard build-up.
