Modern estate housing that is no longer new
This is the part most owners are unprepared for. Housing built through the 1990s and 2000s is now twenty-five to thirty-five years old, and that is precisely the age at which the first significant roof issues appear.
What we see most often on this stock is mortar bedding at ridges and verges cracking and washing out, dry verge systems from the period becoming brittle and breaking away, individual tiles slipping where clips have failed, and flashings at abutments and around dormers reaching the end of their service life.
None of it is dramatic and none of it is expensive if caught early. Left alone, a failed verge lets wind under the tiles and a small problem becomes a large one over a couple of winters.
New-build defects
On more recent estate housing we are periodically called to problems that are installation defects rather than wear — inadequate fixing, incorrect underlay laps, poor abutment detailing or ventilation that was never properly formed. Where a property is still within a warranty period, that is worth establishing before commissioning any work, and we will tell you if what we find looks like a defect rather than deterioration.
The older core

My house is only thirty years old. Why does the roof need work?
Thirty years is roughly when the first significant issues appear on modern housing — mortar bedding cracks and washes out, older dry verge systems become brittle, and clips and flashings reach the end of their service life. The tiles themselves are usually fine. It is normal rather than a sign anything was done badly.
What is dry verge and why does it fail?
Dry verge caps the tile edge at the gable using mechanical fixings instead of mortar. Systems from the 1990s and 2000s were often made from plastics that become brittle with UV exposure, so they crack and detach. Modern replacements are considerably more durable.
My house is still under warranty. Should I claim?
If the fault looks like a defect in the original installation rather than normal wear, yes — that is worth pursuing before paying for a repair. We will tell you honestly which it looks like when we inspect.
Do you work on older slate property too?
Yes. Natural slate and traditional leadwork are core specialisms, and there is a good deal of period property through the older parts of both towns.
